The construction of these high specification offices will be Cat A level fit out and shell only. Retail units will be installed at Ground level within the City of London.

The site is sandwiched by public highways on two sides, Gresham Street to the south and Basinghall Street to the west. Party walls exist on the north and east elevations of the project.

The works involve demolition of two existing buildings, whilst retaining the stone façade.

This prestigious landmark project includes a mixed use development of commercial office space and retail space over 13,000m2.

The project comprises the redevelopment of Princes House and Bartlett House behind a part retained façade of a nine storey building with a part sub-basement to provide eight levels of offices at part ground to seventh floor with A1/A3/A4 space at part lower ground and part ground floors.
The office accommodation is to be completed to Category A fit out and the restaurant/retail units to provide shells only with capped services.

Plant and service areas are to be provided below the ground in a sub-basement, part of lower ground and at rooftop level.

Ground floor up to roof level will comprise of a structural steel frame with lightweight concrete floors on new piled foundations.

The envelope is a part retained Portland Stone façade incorporating metal windows. The rear elevations consist of ceramic rainscreen cladding, curtain walling and glazing. The roof is made up of a hydrotech inverted roof system and slate to the mansard roof, incorporating lead covered dormers.
