Fleetway House is a complex refurbishment of a 1970's 8 storey building which will involve removing the existing cladding system, breaking out the central lift and stair core and rebuilding, with 3 storeys of office space being added to the top of the building in order to create a total of circa 150,000 sq ft of office space. The approximate value of the project is £46m to developer CAT A finish. All mechanical and electrical services are being replaced.
The building has been procured on a two stage lump sum basis and not design and build. This route was chosen as it was considered that the value of risk was better held with the Client rather than paying a significant contractor premium.
The key challenges of the project have been, Resolving problems in the ground where piling for the new core, Co-ordination of the new construction to existing structure and arrange sufficient site access. The second stage lump sum figure was agreed in early May 2008 with construction on site commencing in July 2007.
